Relo zips stayed active even as national rates moved above 7%

Real estate, Relo zips

Rates rose. Buyers stayed. That is the clearest way to read the three months ending July 31, 2026 across Relo zips.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on affordability. Yet the Real Estate Data Aggregator counted 923 pending sales across the Relo zips, up 5.4% from the same period a year before. Demand did not stall.

The Real Estate Data Aggregator also counted 889 homes sold across Relo zips, up 2.7%. Sales rose even as the number of homes for sale fell 4.3%. Fewer choices, more buyers: that combination tends to keep sellers in a stronger position.

The national picture adds context

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That is a different story from what the Real Estate Data Aggregator shows here, where supply across Relo zips is tighter, not looser. The Federal Housing Finance Agency put U.S. house prices up 2.6% year over year through July 2026, a modest but steady gain.

How each ZIP code read in the three months ending July 31, 2026

Not every ZIP moved the same way. The Real Estate Data Aggregator shows a wide range, from ZIP 53018, where supply rose sharply and homes took longer to sell, to ZIP 53129, where supply fell 33.3% and homes sold in a median of 29 days.

Where competition ran highest

The Real Estate Data Aggregator shows that in ZIP 53129, homes averaged 105.5% of list price and 71.1% sold above list. In ZIP 53154, 71% sold above list, up 15.1 points from a year before, and pending sales rose 31.7%. In ZIP 53092, 68% sold above list, up 9.2 points, and homes sold rose 25%. These are meaningful signals for anyone pricing a home in those areas.

One ZIP that reads differently: 53018

ZIP 53018 is worth a separate look. The Real Estate Data Aggregator counted 21 homes sold, down 27.6% from a year before. Homes for sale rose 269.2%, and months of supply reached 7 months, up 5.6 months from the year before. The median sale price dipped 3%, and the average sale-to-list ratio fell to 99.1%. Homes took a median of 55 days to sell, 11 days longer than a year before. This ZIP is moving more slowly than the rest of the group. Pricing carefully matters more here.

Speed: how fast did homes go under contract?

The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. In ZIP 53154, that share was 74.4%. In ZIP 53129, it was 72.7%. In ZIP 53097, it rose 14.1 points to 65.5%, and in ZIP 53211 it rose 13.6 points to 62.2%. Even in ZIP 53018, where the market is softer, 48.4% of homes went under contract within two weeks.

What this means for sellers and buyers

Sellers in most Relo zips can plan for active buyers. Supply is lean, pending sales are up, and most homes are closing above list price. The Real Estate Data Aggregator shows 533 homes for sale across all Relo zips combined, down 4.3% from a year before. That is a constrained pool of choices for buyers.

Buyers should expect competition in ZIP 53129, 53154, 53092 and 53217 in particular. In those zips, the combination of low supply, high sale-to-list ratios and fast contract times points to active, competitive conditions. In ZIP 53018, buyers have more time and more options, though the data still shows nearly half of homes going under contract quickly.

In short
  1. The Real Estate Data Aggregator counted 923 pending sales and 889 homes sold across Relo zips in the three months ending July 31, 2026, both up from a year before.
  2. Realtor.com reported rates above 7%, yet demand held.
  3. Supply is tight in most zips.
  4. ZIP 53018 is the exception, with more inventory and longer days on market.
  5. One street can read very differently from the ZIP code around it.
