One number changes what Delafield sellers need to do right now. The Real Estate Data Aggregator counted 47 homes for sale in ZIP 53018 in the three months ending August 31, 2026. That is up 123.8% from the same period a year before. More competition means pricing and presentation matter more than they did twelve months ago.

Delafield has moved into that range, which is a meaningful shift from the seller-dominated conditions seen elsewhere in this market.

The rest of the market tells a different story

Delafield is the exception. Most ZIP codes in this market remain tight. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022, and active listings topped 1.16 million homes nationally. Locally, most areas have not followed that pattern.

Greendale (53129) and New Berlin (53146) each sit at just 0.9 months of supply, per the Real Estate Data Aggregator. Saukville (53080) is at 0.8 months. In those ZIP codes, sellers still hold the advantage. The Real Estate Data Aggregator counted 103.2% average sale to list in Greendale and 103.4% in Oak Creek (53154), meaning many homes there are still selling above asking.

Where buyers have more room to compare

Lake Geneva (53147) also carries more supply. The Real Estate Data Aggregator counted 154 homes for sale there and 3.6 months of supply. The average sale to list was 97.5%, and only 17.6% of homes sold above list price. Sellers in Lake Geneva face a similar dynamic to Delafield, though less extreme.

What this means if you own a home here

If your home is in Delafield or Lake Geneva, you are competing with more listings than a year ago. Pricing precisely and presenting well are the levers you control. The Real Estate Data Aggregator shows that 38.2% of Delafield homes went under contract within two weeks of listing. That share is down 2.5 points from a year before. Homes that are priced well are still moving.

If your home is in Greendale, New Berlin (53146), or Saukville, the picture is different. Supply is low and buyers are competing. The Real Estate Data Aggregator counted 65.7% of Greendale homes going under contract within two weeks. In New Berlin (53151), that figure was 77.3%. Those are strong numbers.

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Redfin reported a weekly average rate of 7.32% for the four weeks ending October 25, 2026, with a median monthly payment of $2,786. Higher rates shape what buyers can afford, and that is worth keeping in mind wherever you are in this market.

In short
  1. Delafield (53018) is the one ZIP code in this market where supply has shifted enough to change the seller's calculus.
  2. New listings are up 92.9%, homes for sale are up 123.8%, months of supply stand at 5.8, and the median price is down 4.9%, all per the Real Estate Data Aggregator.
  3. Most other ZIP codes remain tight.
  4. One street can read very differently from the ZIP code as a whole, and the numbers above are for three months ending August 31, 2026, not today.
